1: How much are the HOA dues and what does that cover?
The assessments for the master association are currently $50/month. All of our residents belong to the master association. These assessments cover the community landscaping, recreational facilities (including membership to the pool and use of the clubhouse), community activities and management.
Those living in twin homes and townhomes also belong to second tier associations and incur additional assessments for those. Currently these are $60/month for twin homes and $70/month for townhomes. Grounds maintenance and exterior building maintenance are examples of items covered in these homes.
2: Can you have fences, storage buildings and satellite dishes?
Fences, storage buildings and satellite dishes are allowed with approval of the architectural review committee.
3: Is it ok to have pets? Are there any size restrictions of dogs, etc?
Household pets are welcome at Reedy Fork as long as they are not kept for commercial purposes. There are no size restrictions.
4: Is Reedy Fork Ranch in the city limits?
Reedy Fork Ranch is located within the Greensboro city limits.
5: Are there city or county taxes and how much are taxes?
Residents of Reedy Fork Ranch pay both Greensboro city and Guilford county taxes. The current rate is 1.37240 per $100 of assessed value.
6: Is there a place to store a boat or trailer?
A wonderful amenity of Reedy Fork is our RV/Boat Storage Lot. Residents can store RV's, boats, trailers, over-sized work vehicles, etc. in this lot. Best of all, there is no additional charge for usage, it's covered by your HOA dues.
7: Who provides water, sewer, and garbage collection?
The City of Greensboro provides water, sewer and garbage collection services.
8: How active is the HOA? What kind of clubs, activities are there?
Reedy Fork Ranch is heads above when it comes to our HOA activities. We have numerous annual events such as our Easter egg hunt, season-opening pool party, fall festival, evening with Mrs. Claus and more. There are also additional pool events throughout the summer, adult socials and neighborhood block parties. Our clubs include a kids club, a club for our senior members and a tennis club.
9: How far is it to local shopping, downtown, hospital, airport, etc?
Hicone Shopping Center, which includes a grocery store and drug store, is located just a few minutes away. Both downtown and Moses Cone Memorial Hospital are less than a 15 minute drive. Piedmont Triad International Airport is less than 30 minutes away.
10: Will Reedy Fork Ranch eventually have retail stores?
Our preliminary plans do allow for the possibility of some commercial sites. Development of these areas will be determined by the homes sold in the coming years.
